Pet Policy for Zenith Property Tenants

We know your pet is an important part of your family which is why we are pleased to accept various types of pets and breeds, from cats and dogs to fish and hermit crabs. Please review our pet policy for more information and if you have any questions, contact us.
Unless otherwise specified, tenants may have a maximum of 2 pets upon management approval. Weight limit is home specific. Below is our pet policy that goes into details of requirements from each tenant to be approved for pets.
- Each individual over the age of 18 applying for a Zenith managed rental property must create a profile on PetScreening.com.
- Regardless if you do not have a pet or service animal, you still must create a profile. (This is in case you have future pets joining your lease)
- If you do not have a pet, you are agreeing that there will be no pet in the property and you will notify Zenith if/when a pet is added.
- All pets will require a $250 non-refundable pet add-on fee per pet.
- A monthly pet fee will be added to your tenant ledger each month, which you will be required to pay. This fee is determined by your pet’s paw score from PetScreening.com. (5 Paws = $60 per month, 4 Paws = $70 per month, 3 Paws = $80 per month)
- Zenith will not permit any animals that have been given a paw score of 1 or 2.
- Owners are responsible for following the pet and assistance animal requirements per the lease agreement.
- Excessive barking is considered a nuisance violation.
- Residents shall be responsible for any and all damages caused by their pet(s) and/or service animal(s). Residents shall be strictly liable for the entire amount of any injury to the person or property of others, caused by such pet(s) and/or service animal(s), and shall indemnify owner/lesser for all costs of litigation and attorney’s fees resulting from the same. Any violation of the Pet Policy & Guidelines shall result in a notice and applicable fees, per the terms of the lease agreement.
- Pet Guidelines are subject to change by management.
Restricted Breed List for Dogs (or any mix of)
Zenith adheres to a restricted breed policy. A list of restricted breeds is below. Zenith does not accept exotic or farm animals. If an applicant who has been approved possesses a dog that is included in Zenith’s Restricted Breeds, they have the option to either proceed with their application without the dog or not proceed at all.

Assistance Animal (Service Animal & ESA)
- All support animal(s) must be registered during the submission of the application.
- If the support animal(s) are not approved when the Lease Agreement is sent, the monthly Pet fee and Pet Add-On fee will be charged.
- After obtaining animal support approval through PetScreening.com, the monthly pet fee and pet add-on fee due at move-in will be credited to the tenant’s account.
- Zenith Properties must obtain the approval 1 week after the tenant(s) move-in; otherwise, the monthly pet fee will be continuously charged.
